Detached ADU

This is an ADU that is separate from the principal dwelling.

These ADU’s are the most customizable & can incorporate a lot of design ideas. This style of ADU keeps the principle dwelling separate, so less fire rating is required. It also gives the feel of a separate home, with separate entrances, and separated building.Examples Include:

-  New garage with ADU attached

Attached ADU

This is an ADU that is attached to the principal dwelling by forms of an addition.

This can be a second story, side, or rear addition, this form of an ADU is attached to the primary unit. This is a more common type of ADU If you want to spruce up your existing dwelling, and want to make an investment at the same this is the perfect opportunity.  One of the benefits to an attached is basement possibilities, so you are more compatible with the existing dwelling. Fire separation will be required but at a lesser amount than an interior ADU

Interior ADU

This is an ADU that is within the principal dwelling, most are thought to keep these in the basement of the primary dwelling.

Depending on the existing style of the home, it can be converted by dividing the home in 2 separate living quarters, creating an ADU.  This is the most cost-effective design for an ADU. It also will have more barriers in the way because of requirements

Barndominium

This is an ADU that is commonly on an agricultural lot, and is attached to a shop or storage. This is a standalone structure, attached to a shop or barn.

These are normally seen on larger properties due to size restrictions on smaller properties.
